Cerritos work skews toward finish rather than repair. The housing stock is newer and the lots were graded properly the first time, so we are rarely fixing a failed wall here. We are more often adding something: stone veneer on a front elevation, a flagstone patio behind the house, an outdoor kitchen with a built-in grill and a pizza oven, or a paver driveway replacing thirty-year-old concrete that is fine structurally and tired to look at.

HOA approval is part of the job in most Cerritos neighbourhoods, and it is worth handling properly rather than hoping. We put together the submittal with material samples, elevations and a colour spec, and we build to what was approved. That takes a few weeks off the front of the schedule but it removes the risk of being told to take something down after it is finished, which is a conversation nobody wants.

The material conversation here is usually natural stone against veneer. Full-thickness stone is solid rock at three to six inches and needs a footing and a ledge to carry it. Stone veneer is a one-to-two-inch face applied over a scratch coat on the existing wall, costs roughly half, and looks the same from the sidewalk. Neither is the right answer for every wall, and we bring samples out so you can see them in your own light before anything gets ordered.

Cerritos yards are larger and better drained than most of our service area, which means we are rarely solving a water problem here and can concentrate on the design. A typical project is a full rear-yard build: a flagstone or large-format paver field, a raised planter or low seat wall defining the space, and a built-in outdoor kitchen with a pizza oven at one end. Sequenced properly the whole thing runs four to six weeks.

Front elevations are the other half of the work. Stone veneer on the entry, matching pillars either side of the drive and a cobblestone or banded paver apron together change the presentation of a house completely, and they photograph well when it comes time to sell. Because so much Cerritos housing stock is similar within a tract, this is one of the few places where a well-chosen material genuinely differentiates a property.

We work with the regional stone yards and the Belgard and Angelus paver lines, so lead times are ones we can actually promise rather than hope for. On anything with an HOA submittal we order material only once the approval is in hand, which avoids a pallet of the wrong colour sitting on your driveway while somebody appeals a decision.
