Paramount lots are narrow and deep, which shapes almost every quote we write here. The driveway runs the length of the house to a garage at the back, so it is long, it takes the whole width of the side yard, and it is usually the largest single piece of concrete on the property. When it fails it fails visibly, and replacing it means the client is without vehicle access for the better part of a week, which is a scheduling conversation as much as a construction one.

That long side-yard run also creates a drainage problem worth solving while the concrete is out. A driveway pitched the wrong way sends water at the foundation or dumps it into the neighbour’s yard. We reset the slope on a replacement pour, add a channel drain where the grade will not cooperate, and tie it into daylight or the street. Doing that during the pour costs very little; doing it afterwards means cutting the slab you just paid for.

Behind the garage there is usually more yard than people expect, and that is where the better jobs are. A paver patio or a poured slab turns dead space into somewhere usable, and a block or brick wall along the back line finishes it. We also do a fair amount of apartment and fourplex work in Paramount: trash enclosures, walkways, stair landings and commercial masonry repairs that owners have been putting off.

Access is the constraint that shapes pricing in Paramount more than anything else. With the house on one side and the property line on the other, there is often no way to get a machine into the back yard, which means base material, concrete and pavers all move by wheelbarrow down the side. That adds labour days to a job that would be routine on a corner lot, and it is the most common reason a Paramount quote surprises somebody who got a number over the phone.

Where there is rear alley access, and a good share of Paramount blocks have it, everything changes. We can bring a mini excavator and a dumpster to the back, cut days off the schedule and drop the price accordingly. It is worth mentioning on the first call, because it materially changes both what we can build and what it costs.

The multi-family work here has its own rhythm. Landlords tend to batch jobs: a walkway, two stair landings and a trash enclosure all in one visit. We are happy to work that way and it is more efficient for everyone, and we phase it so tenants keep access throughout. It all gets the same footing depth and reinforcement as our single-family block wall work, because a wall in an apartment courtyard takes more abuse, not less.
