Wilmington sits close enough to the water that corrosion drives more of our material decisions here than anywhere else we work. Salt air gets into masonry through the mortar joints, reaches the rebar, and rusts it. Rusting steel expands, and expanding steel splits the block or the brick from the inside. That failure mode is why walls near the harbor crack in a straight vertical line above a bar rather than sagging the way an undrained hillside wall does.

We build for that rather than around it. Epoxy-coated or galvanised reinforcement where the exposure warrants it, a richer mortar mix with better bond and lower permeability, full grout in the cells rather than partial, and a breathable sealer on brick and block that keeps salt out without trapping vapour behind the face. On concrete we specify a lower water-cement ratio and adequate cover over the steel, which is the single most effective thing you can do for a slab in this air.

Job types split between older residential and harbor-adjacent commercial. On homes it is perimeter walls, driveways, porch and brick repair where the mortar has washed out of the joints. On the commercial side it is yard walls, loading aprons, curb work and slabs that have to survive equipment traffic and constant damp. Both get the same treatment, which is that the corrosion protection is designed in at the start instead of sealed on at the end.

Efflorescence is the visible symptom clients ask about most. Those white salt deposits blooming through brick and block near the harbor are moisture carrying soluble salts to the surface and evaporating. Cleaning it off treats the symptom. The actual fix is stopping the water getting in, which usually means repointing failed joints, correcting the grade against the base of the wall, and making sure the wall can dry outward rather than sealing it with something impermeable.

Older Wilmington housing sits close together on small lots, so side-yard access is tight and most material moves by hand. We factor that into the quote honestly rather than discovering it on day one. Where a rear alley exists we use it, and that usually takes both time and cost out of a job compared with the same work on a landlocked lot.

On the commercial side, the terminals and yards along the harbor need work that survives constant damp, equipment traffic and salt. That means thicker slabs with better cover over the steel, dowelled joints, and commercial masonry walls grouted solid rather than partially. It costs more up front and it is the only version that makes economic sense in this environment, because the cheap version gets rebuilt inside a decade.
