Bellflower sits flat, which changes the work considerably compared with the hill cities. Retaining is rarely the issue here; property lines, parking and drainage are. Most of what we build in Bellflower is a freestanding block wall between neighbours, a driveway that has to carry two cars and a work truck, or a slab and apron where the city right-of-way meets private property.

Freestanding walls have their own engineering problem. A wall that is not holding back soil still has to survive wind and a seismic load, which means the footing width, the vertical rebar spacing and the grout lift all get specified rather than guessed. Repointing a facade or pouring a new entry does not have to close a business, but it does need planning: pedestrian protection, staged scaffolding and pours timed so the concrete has cured before customers walk on it. We build that into the schedule at quoting stage and give the tenant a written sequence rather than turning up and improvising.
